- No funding fee for veterans receiving VA disability compensation, Purple Heart recipients on active duty and eligible surviving spouses

- “You can only use it once.”
- It is a lifetime benefit. Many veterans use it several times, and some hold two VA loans at once.
- “Sellers won’t take a VA offer.”
- Sellers take strong offers. A solid pre-approval, a responsive lender and an agent who picks up the phone make a VA offer strong.
- “VA loans take forever.”
- With a lender who closes them every week, the timeline is comparable to any other loan.
- “The appraisal kills deals.”
- VA property requirements are about safety and soundness. Most homes in good repair pass, and most issues can be fixed before closing.

How much do I need saved to buy?
It depends on the loan. VA and USDA loans can be zero down, FHA is 3.5%, and conventional starts at 3%. Plan on another 2% to 5% for closing costs unless the seller covers part of them.
Who pays the transfer tax?
In Pennsylvania it is usually 2% split evenly between buyer and seller. In Delaware it is 4%, also customarily split, with a reduction available to qualifying first-time buyers.
Do I need an attorney to close?
Delaware requires an attorney to conduct the closing. Pennsylvania settlements are normally handled by a title company.
Can I use my VA loan more than once?
Yes. Entitlement can be restored after a sale, and remaining entitlement can sometimes be used while you still own the first home.
Does Christina work in Maryland?
